Q) Can I still sell "For Sale by Owner"?

A) Yes!!.. Our listing agreement does not take away your right to the property yourself. If you find the buyer yourself, you will pay NO commissions to anyone.

 

Q) How will the MLS help me sell my home?

A) One of the most important factors when selling your house is to let people know the house is available. The MLS exposes your home to every realtor in the Metro east Illinois area, also your home will appear on countless web sites, search engines - giving you maximum exposure. According to some studies 70% of all buyers are represented by a real estate agent, and 90% of homes sold are sold through the MLS.


Q) What's the difference between full service broker and flat fee service?

A) A traditional real estate service offers additional services, such as determining the sale price, making listing appointments, conducting open houses, showing your property and negotiate the sales contract for you. In return for these services the average real estate company charges between 5-6% (4% with ValuQuest Realty) of the total sales price due at closing. On the other hand with the ValuQuest Flat Fee MLS you pay us only $399 to list your home in the MLS. You will however be required to conduct the sales duties preformed by a real estate agent. If a agent brings you a buyer, you will be required to pay the buyers portion of the commission (typically 2-3%). If you find the buyer, you pay NO COMMISSION!


Q) Will my listing look the same as everyone else's?

A) Yes, the MLS has a standard format, and all listing look the same.


Q) Can I use my "For Sale by Owner" sign?

A) Yes you can, but we discourage the use of those signs. The reason for us discouraging the use of them is that it may cause confusion with area Realtors, and possibly reduce your amount of showings.


Q) Why should we choose you and not national company?


A) We are very competitively priced, but offer much more value than the national flat fee referral companies. One huge advantage is that we locally owned and operated, so we know and understand your market. If you have a question, you can always
call or stop by the office.

If for some reason you do not sell your home using the flat fee MLS, you have the option of upgrading your service to the ValuQuest Power program. Best of all you will receive a full refund for fees paid for the flat fee MLS when your home is sold (at closing).


Q) Can I cancel my listing?

A) Yes, unlike many listing companies we do not charge any cancellation fees.


Q) Will agents from other real estate offices show my house?

A) Yes. We work with agents from other real estate offices. We offer them a competitive rate for houses sold in the MLS. ValuQuest Realty takes the discounted commission, not the other agencies.


Q) I heard Illinois has a "Minimum Level of Service" and how does this law affect your flat fee service?

A)The state of Illinois passed a law requiring a minimal level of service for all real estate agents in Illinois. This law requires that all real estate agents are available to accept and present all offers, explain forms and be available for questions through entire closing process.
