*Commission refunds or rebates assume that the listing broker (seller) is paying a 3% buyer's side brokerage commission. Rebates to be reduced or adjusted accordingly if seller pays less than 3%. Buyer(s) should be pre-approved by a lender with a pre-approval letter prior to viewing homes. Buyer will need to have a signed exclusive buyer broker agreement for our rebates to apply. Buyer is to notify lender about broker rebate at loan application. Broker intends to disclose broker rebate on HUD-1 settlement statement. Rebate could also be in form of reduced purchase price (if buyer and seller both agree) or rebate could be utilized to buy down your interest rate which will lower your monthly payment (consult with your lender).
